How the cheque calendar handles post-dated rent
Rent here is handed over at signing as post-dated cheques, so the cheque exists months before the money moves. It can bounce, be replaced, be held at the tenant's request, or be swapped mid-term. The cheque calendar holds every cheque as a dated instrument in its own right, not as a payment already received.
VAT decided per unit, and letters that exist in Arabic
Residential leases are exempt from VAT and commercial units are standard-rated at 5%, so a mixed building — shops on the ground floor, apartments above — needs the decision made per unit, not per account. The invoices follow that split. Clearance letters come out in Arabic as well as English, laid out right to left, not English text with translated words poured into a left-to-right template.
What the AI staff do, and how you check their working
Follow-up is the part of the job that repeats every month for every unit, which is why it is the part handed to the AI staff. Each one shows its working, so a manager reads the reasoning rather than trusting a score. The people running the portfolio stay the ones deciding, and the software takes the repetition.
Seeing arrears on the building, and working on site
Arrears are normally read down a list; the twin puts them on the building itself, so nine buildings can be scanned by eye before anyone opens a statement. The field app is installed rather than visited, so an inspection, a meter reading and a signature are captured at the unit and land in the same system that raises the invoice.

Is JD PROP AI actually running, or is it a demo?
It is running in production — a private property group in the Northern Emirates manages its whole portfolio on it, and the figures on this page are read out of that system. The demo on this site is a separate thing: it runs the same real logic in your browser against safe sample data, so you can open it without touching anyone's records.
Does it work the way rent is actually paid in the UAE?
Yes — it is built around post-dated cheques rather than monthly direct debits. Rent here usually arrives as one to twelve cheques handed over at signing, which is the assumption most imported property software gets wrong, and it is where the manual spreadsheet work comes from.
Is the Arabic version real Arabic?
Yes. The system is bilingual throughout with genuine right-to-left layout, and the clearance letters come out in Arabic as well as English. Bilingual English and Arabic is included whatever the scope of the project, because we do not build the other kind.
How is a system like this quoted, and who owns it?
Scope decides the figure, so it is quoted per project in writing after a call — what gets built, what it replaces, what deliberately stays manual, and the payment stages. You own the system: the code, the data and the accounts it runs on. You can stop the care plan in any month and keep everything.
